What's a decision in principle?

Before making an offer on a property you will need a decision in principle (DIP), also known as an agreement in principle (AIP). This confirms the maximum amount you can borrow with a mortgage based on your income and expenditure.

How much can I borrow?

Every lender uses different income multiples and affordability models. Each lender also treats individual income types, such as bonus, commission or self employed income differently, so the maximum loan available can vary massively between lenders. As a general rule, most lenders will lend a maximum of 4.5 - 4.75 times income, but some lenders can go to 5.5 times income or higher in certain circumstances. However, monthly credit commitments and regular outgoings may impact this. It's always best to speak with a qualified broker first, who can quickly let you understand your borrowing potential.

What information do I need to provide?

  • Total balances of any credit cards that will remain

  • Monthly payments for any loans or HP agreements that will remain

  • Monthly child care costs or school fees

Does it guarantee I'll get a mortgage?

A decision in principle doesn't guarantee you will get a mortgage, but it gives you a good idea of the maximum amount you can borrow so you can confidently make an offer on a property. The final mortgage approval will be subject to the property you're buying, deposit, income checks and credit status.
